11/10/21  Foote Real Estate is pleased to report the closing of Dtown Mini Storage in Dallastown Pennsylvania.  This acquisition adds 174 storage units to our portfolio.  Dtown has a preexisting nonconforming status that acts as a barrier to future market competition.  The primary objectives are bringing rents to market level and filling vacancies.  Rents at purchase are approximately 50% lower than market level.  Operational improvements will include e-signature rental agreements, automated door access, and epay on the first day of each month.  Capital improvements include blacktopping the stone drive / parking areas in the front and rear of the property.   Onsite payroll expenses will be eliminated.

5/14/20 Foote Real Estate is pleased to report the closing of Butternut Mobile Home Community in Warren Pennsylvania: This acquisition adds 35 lots to the portfolio.  The primary objective is to bring rents to market level and bill back the residents for sewer and trash usage.  Warren Metro Area has a population of 40,345.  The median home price is Warren is $94,296 and it’s average three bedroom apartment rent is $916.  As of 5/14/20 the lot rent at Butternut Mobile Home Park is $160 per month including sewer and trash.  The rent has not been raised in 10+ years.  Vacant housing in Warren is below the national average.  Butternut MHP is 6 miles from a Walmart Supercenter and 5 miles from Lowes.  The major employers in Warren are Walmart, United Refining Company, Allegheny National Forest, Northwest Savings Bank, Whirley-Drinkworks, Superior Tire and Rubber Corp., Pennsylvania General Electric, Betts Industries Inc, Blair Corporation, and Sheetz.

3/15/16  Foote Real Estate is pleased to report the closing of Liberty Acres Mobile Home Community in Grove City Pennsylvania: This acquisition adds 22 lots to the portfolio and was part of a package deal. The primary objective is to bring the current rents to market level and subdivide and sell the unused land. Grove City is approximately 60 miles north of Pittsburgh and has a population of 8,193 within the Youngstown-Warren-Boardman Metro Area population of 565,773. Grove City’s median home price is $138,100 and it’s average three bedroom apartment rent is $900. This has resulted in a shortage of affordable housing in the area. Vacant housing in Grove City is only 5.26% with the national average being 12.45%. Liberty Acres is 3 miles from Walmart yet offers a country setting sitting on 46 acres. This area has an extremely recession resistant economy with the top 10 employers being General Electric Co., Sharon Regional Health System, State Government, UPMC Horizon, Wal-Mart, FNB Corporation, George Junior Republic Inc school, NLMK Pennsylvania/Duferco Farrell, John Maneely Co, and Grove City College.

The primary objective is to bring the current rents to market level and fill 1 vacant lot. Dover has a population of 21,383 within the York-Hanover Metro Area population of 442,867. Dover’s median home price is $169,500 and it’s average three bedroom apartment rent is $1,190. This has resulted in a severe shortage of affordable housing in the area. The unemployment rate is 3.8% which is below the national average of 5.20%. Vacant housing in Dover is only 3.83% with the national average being 12.45%. Footie’s MHP is 4 miles from Walmart and shares a property line with the Dover Township park. This area has an extremely recession resistant economy with its top ten employers being York Hospital, US Federal Government, York County, Wal-Mart, Giant Food, Wellspan Medical Group, Harley Davidson Motor Co Operations, Utz Quality Foods Inc, Wellspan Health, and ES3 LLC.
